Maintain physical school buildings and property in excellent operating condition so that full educational use may be made at all times. Qualifications:Education/Certification: Clear and valid Kansas drivers license Special Knowledge/Skills: Knowledge of basic principles of construction, building maintenance, and custodial operations Ability to conduct on-site inspection of district facilities Ability to manage budget and personnel Ability to implement policy and procedures Ability to interpret data Ability to read blueprints and schematics Strong organizational, communication, and interpersonal skills Experience: 5+ years supervisory experience in maintenance operations (preferred) 5+ years experience in maintaining a large plant or building (preferred) Essential Job FunctionsDuties/Responsibilities:Ensure district facilities are functional, safe, clean, and well maintained. Develop and maintain written departmental procedures for maintenance, repair, and operations of all district buildings and equipment. Ensure work orders are processed and executed in a timely manner. Prepare plans and specifications for contracted repair work and site improvement for submission to the Superintendent of Schools for bids. Ensure compliance with federal and state law, state regulations, and local board policy. Compile, maintain, and file all reports, records, and other documents required including timekeeping records. Follow district safety protocols and emergency procedures. Develop and administer a budget based on documented needs and ensure operations are cost effective and funds are managed wisely. Plan and direct inventory and stock control program for equipment and supplies. Recommend disposal of obsolete equipment and purchase replacement equipment when necessary. Initiate purchase orders and bids in accordance with budgetary limitations, district policies, and state law. Approve and forward invoices and purchase orders for the maintenance department to the accounting department. Select, train, supervise, and evaluate staff and make recommendations relative to assignment, retention, discipline, and dismissal. Prepare, review, and revise maintenance department job descriptions. Maintain safety standards in conformance with federal, state, and insurance regulations and district requirements and develop a program of preventive safety. Ensure equipment is maintained in optimum operating condition. Participate in development of the districts disaster plan and be prepared to take an active role in responding to emergencies as needed. Comply with all district policies, rules, and regulations. Other duties as assigned. Requires the ability to regularly lift and carry moderately heavy items (44 lbs. or less) and occasionally heavy lifting (45 lbs. and over). Requires the ability to frequently walk, climb stairs/ladders/scaffolding; regular grasping/squeezing, wrist flexion/extension, and overhead reaching; frequent driving. Requires the ability to work on slippery or uneven walking surfaces, on and around vehicles and machinery with moving parts. Requires the ability to frequently work with exposure to extreme hot and cold temperatures, dust, noise, vibration; exposure to chemical and electrical hazards; work around machinery with moving parts Requires the ability to work and concentrate in noisy and crowded environments. Requires the ability to travel frequently districtwide and occasionally statewide. Requires timeliness and regular attendance and/or physical presence at the job. Supervisory Responsibilities:Supervise, evaluate, and recommend the hiring and firing of skilled craftsmen, lead custodians, grounds supervisors, and support staff assigned to the maintenance department.
